Do the apartments come furnished?

Are there communal areas?
Absolutely. Residents have access to shared lounges, co-working spaces, a screening room, a gym, a yoga studio, and outdoor terraces including a shared podium on Level 3 and a roof terrace on Level 26. These areas offer a great space to relax, meet other residents, or work from for a change of scene.
Can I hire the private meeting or dining rooms?
Yes, these can be hired and can be reserved through the on-site Residents' Services Team. Please note, there will be a small cleaning fee when booking the private dining room.
Can I smoke or have a BBQ on my balcony?
No. Smoking is not permitted in the apartments, and there is no gas in the building. BBQs are prohibited on balconies or terraces due to fire hazards. You can smoke outside the buildings in the designated smoking areas.
Does the gym cost extra?
No, the 24/7 gym and yoga studio are included in your rent, so work out as much as you like. Ask our Residents' Services Team for more information on how to organise your induction.
Is there a parcel or mail delivery system?
Yes, there is a secure parcel room located on the ground floor of each building.
Is there cycle storage?
Yes. It’s free and secure with fob access located inside the building and available to residents on a first-come, first-served basis. There are 666 spaces available. Before using the bike storage for the first time, please see the Residents' Services Team to confirm your make, model, and colour of bike. You will also need a bike lock and chain to secure the bike in the stand.
Is there car parking?
Rondo is a car-free development, so residents are not eligible for local parking permits. While there is no on-site parking, spaces are available nearby at Stratford International Station or the Stratford Multi-Storey car park for a monthly fee. What kind of pets are allowed?
Rondo is pet-friendly, though there are a few restrictions on type, size, and breed. As a general guide, small pets are okay, but medium and large ones might not be. You can view a copy of our Pet Policy here. Pets must be on a lead at all times in the building and are not permitted in the gym, yoga studio, or cinema. There is a dedicated dog-friendly area on the Level 3 podium. For more information, please speak with our Residents' Services Team.
Are there nice local parks to walk my dog?
There is a dog-friendly area on Level 3 podium for a quick break, however Rondo is surrounded by great dog walking spots as well. The nearby Queen Elizabeth Olympic Park offers spacious paths, gardens, and riverside trails perfect for dogs. Hackney Marshes and Jubilee Park are also close by, providing large open areas for off-leash play. For longer scenic walks, The Greenway and the Regent’s Canal towpath are peaceful and dog-friendly. These areas are popular with local dog owners and offer a mix of nature, space, and safety.

Stratford International Station is the closest transport hub, located just seconds away from the Rondo buildings.
- Exit the station and head toward International Way.
- The Coda Building (4 International Way) and Motif Building (10 International Way) are immediately visible as you exit.
- This station provides high-speed rail services directly to St Pancras International in approximately 7 minutes.
Stratford Station is a major interchange for the Underground (Central and Jubilee lines), Overground, Elizabeth Line, and DLR.
- Exit the station following signs for Westfield Stratford City.
- Walk through the Westfield shopping centre or along the “Street” (the outdoor shopping boulevard) toward the Stratford International side of the complex.
- Rondo is located just past the shopping centre, making it a short, easy walk of just a few minutes.
- The entire route is pedestrianised and within easy walking distance.
How close are public transport options, schools, grocery stores?
Rondo is very well-connected. It offers high-speed rail, DLR, and is close to Stratford station for Underground, Overground, and Elizabeth Line services. Nearby, you'll find several schools including School 21 and Stratford School Academy. For groceries, Westfield Stratford City is right next door, along with local markets and stores like Morrisons and Co-op. Everything is within easy walking distance.

Are there nearby parks, gyms, recreational areas?
Stratford International Station is surrounded by great recreational options. You’ll find Queen Elizabeth Olympic Park just next door, offering green spaces, walking trails, and sports venues. There are several gyms nearby in case you would not like to benefit from the inhouse one. For leisure, Westfield Stratford City has a cinema and restaurants, and attractions like the ArcelorMittal Orbit and ABBA Arena are also close by.
What is the location like for noise?
Stratford is a vibrant area, and it can be busy during peak hours. However, our apartments feature excellent sound insulation, and units facing the train lines are fitted with triple-glazed windows to ensure a quiet living environment.
Do I need to pay for utilities?
Yes. Residents are responsible for Water, Electricity, Heating, and Hot Water bills. You are also responsible for Council Tax (roughly £154–£258/month depending on apartment size) and your TV license.
Is broadband included?
Yes, a 250Mbps service is provided for free. You can also choose to upgrade to 500Mbps (£10/month) or 1Gbps (£20/month). Broadband is provided in each apartment for residential use and Wi-Fi is available in the communal areas. The provider is [Provider Name]. In order to access the apartment's broadband, you will need to sign the provider's Terms and Conditions. Apartments will also be set up for Freeview.
Do I have to pay a deposit for my apartment?
We ask for a deposit of one months' rent before you move in, and this is lodged in a tenancy deposit scheme for the duration of your tenancy. It’s refunded to you at the conclusion of your stay in line with your lease agreement and the condition of the property.
What happens at the end of my tenancy?
As with a traditional deposit at the end of your tenancy, your landlord has the right to raise charges or release you with nothing to pay.
Am I liable for end of tenancy charges?
Yes. When your tenancy ends, you’re fully liable to cover the cost of any damages or unpaid rent as outlined in your tenancy agreement, save for wear and tear.
What happens if there’s a change of house sharer?
Your landlord will simply add the new tenant as a flatfair member – at no extra cost to you.
What happens in the case of dispute?
In the case of a disagreement between you and your landlord, an independent government authorised dispute resolution provider will decide on the case. These are handled quickly and fairly to ensure a seamless check out process. Raising a dispute costs £25 (plus VAT), but we’ll refund this once your dispute is found to have been made in good faith.
Are there specific rules for Discounted Market Rent (DMR) units?
Yes. To qualify for a DMR unit, there is a household income cap – please contact our team to confirm what this is. Additionally, the household must currently be unable to purchase a home in the local area, and for the initial 3 months, at least one member must work as a key worker in a Local Borough. Local Boroughs include Tower Hamlets, Newham, Waltham Forest and Hackney.
Why should I use flatfair?
Whilst removing the need for expensive deposits that often overlap between tenancies, flatfair also provide an easier, fairer way to pay for – or dispute – end of tenancy charges made by your landlord or letting agent.
How does deposit-free renting with flatfair work?
Flatfair’s No Deposit is a simple and safe alternative to traditional tenancy deposits. Instead of paying a large upfront deposit, tenants pay a small, non-refundable check-in fee of one week’s rent (or £120, whichever is greater) plus VAT.
For example, if two tenants, Josh and Emma, are sharing an apartment, they would join flatfair (subject to referencing) and split the check-in fee between them.
What if I’ve already paid a deposit?
Flatfair can simply convert your deposit into a flatfair membership and return the original deposit amount (Subject to agreement by the landlord).
I want to end my tenancy early, is there a charge to flatfair for this?
There are no early termination charges to flatfair if your tenancy ends earlier than expected. However, if you need to leave before the end of your tenancy, your landlord or agent can charge an ‘early termination’ fee to cover any reasonable costs. For example, rent up to the end of your fixed tenancy period or costs to find a new tenant. It is important that you speak to your landlord to discuss this with them directly.
When does my flatfair membership expire?
Flatfair’s security expires in line with the tenancy end date, or after 24 months (whatever comes first). It can be extended at any time through the flatfair platform, free of charge.
Does flatfair require tenants to be referenced?
Yes, all flatfair members must meet our minimum referencing criteria which is broadly in line with lettings agency standard referencing.
Do flatfair reward good tenants?
Tenants who stick to their rental obligations build up a strong flatscore and benefit from a range of future discounts, as well as the credibility.
